Ducktown is located in the Copper Basin/Ocoee River region of the Southern Appalachian Mountains 2 hours north of Atlanta, 1-1/2 hours east of Chattanooga, 2-1/2 hours south of Knoxville and 2-1/2 hours southwest of Asheville. The 1996 Summer Olympic Whitewater Events were held on the nearby Ocoee River.

Our business is seasonal, busy months and April through Novemeber. May, June July and August 80% of our guests come to raft the Ocoee river. We are the only B&B in the area that is AAA and are listed in the current Travel Guide with a 2 diamond rating, maximum for a small B&B.

Reason for selling
 We have been in business for 19 years going full blast and feel now is the time to retire, we are in our middle 80s. For personal health reasons we have not worked the B&B to its potential the past 3 years.
