Description

The bright and airy inn was specifically designed with guests in mind. The inn accepts only one reservation at a time so guests can expect full and private access to the three-room suite. The bedroom boasts a queen bed and soothing muted colors. The living room features a queen sofa bed and dining table for four. A convenient kitchenette includes a microwave, toaster, coffee maker, and refrigerator. Savor the continental breakfast on your schedule. Four adults can easily share the space as the bathroom is in the hall between the rooms so no one needs to be disturbed. The luxurious bathroom boasts a relaxing jetted tub. Drink morning coffee on the deck or spend the evening there after cooking dinner on the grill. The family-friendly inn features a large backyard and easy access to a playground and a beach. The innkeepers are native to Newport and happy to suggest restaurants and activities.
Wheelchair / Other Mobility Needs: For most guests with mobility needs (walkers, canes, standard-sized manual wheelchairs, etc.) or for those who can easily stand and pivot to transfer, this suite should prove accommodating. May not be suitable for power wheelchair users - please call us for specifics. We are, of course, happy to move (or remove) furnishings or scatter rugs as per your requirements.  Please ask about our Pet Policy. Well-behaved dogs may be accommodated with prior arrangement. There is a nominal daily charge of $15.00 per pet (plus required taxes) for pre-approved pet guests. Pet fees are used for additional cleaning or for minor repairs. Remaining pet fees at the end of the year are donated to the Robert Potter Animal Rescue League. We provide a copy of the local dog ordinance for you - plus a copy of "Pawsome Newport" (a recap we wrote of pet-friendly places and activities in Newport). We also supply dog cookies! Typically yours would be the only pet on premises. However, our granddog and grandkitty will be visiting from late June to late August 2021. Our grandchildren (ages 7, 4, and 1) will be visiting as well. They have all been posted to the Persian Gulf since 2019 and we have a surplus of hugs and kisses to lavish on them upon their return!

Your privacy is assured as we accept only one booking at a time - in other words, you are our only guests. Nicely furnished and equipped, the suite includes your own deck with gas grill, well-supplied kitchenette (enjoy breakfast or snacks in private and on your own schedule), free Wi-Fi, a queen-bedroom and a separate living/dining room with queen sleeper sofa.

We provide a recycle bin for glass, metal, and paper under the kitchen sink. You control the A/C and the thermostat to your liking.

Describe Garden and Grounds

You will enjoy your own deck (and gas grill) over-looking a large, lovely expanse of green lawn. Robins, hawks, owls, cardinals, blue jays, deer, rabbits, fox, raccoons, squirrels, possums, and even badgers have been spotted in our back yard. We are located in a quiet residential neighborhood. We are close to parks and a family-friendly beach. And yet, you can easily access Newport's dining, shopping, the famous mansions, Cliff Walk, and night life!

Minimum Stay Requirements

We require a two-night minimum for all dates of stay May through October and for holidays and weekends year-round. Special events and festivals (Jazz, Folk, Tennis Week, 4th of July) require a three-night minimum.

Children Restrictions

Due to the privacy of this suite, we are always happy to welcome children. They can make as much noise as they like, since there are no other guests on the property! They will be delighted to find a nearby playground and family beach - as well as a large back yard perfect for running and playing. Typically, yours would be the only children. However, our grandchildren (ages 7, 4, and 1) will be visiting from late June to late August 2021. (They have been posted to the Persian Gulf since 2019 and we have a surplus of hugs and kisses to lavish on them upon their return!)

Cancellation

We are a small property and cancellations affect us greatly. ALL cancellations utilizing our merchant account will incur an 8% processing fee which is a 4% fee for processing the charge and a 4% fee for the reversal. After applying this processing fee, we follow the industry standard “moderate” cancellation policy which states: bookings cancelled at least 30 days before the start of stay will receive a 100% refund; bookings cancelled at least 14 days before the start of stay will receive a 50% refund; cancellations or changes less than 14 days prior to arrival are non-refundable. Beyond that, we will always attempt to rebook and provide (at least) a partial refund whenever possible. Reservations may not be resold or sub-let by the guest.

My grandmother rode horses on this land way back when it was open meadows, dirt roads, and small farms. Now it is a quiet residential neighborhood with family homes, a park, and a short walk to the ocean.
