Circa 1855. Completely restored, this Lancaster County B&B is a pre-Victorian mansion adorning more than 17 partially wooded acres in a private historic park that boasts one-quarter mile of Conestoga River frontage. Rocky Springs Bed and Breakfast is two miles from downtown Lancaster, Pennsylvania and offers refreshing hospitality. There are numerous common rooms. One of the two sitting rooms has a vintage baby grand piano and the Oasis Room is a classic conservatory. Watch TV in the library or read in the fireplace nook. A guest kitchen is stocked with snacks and beverages available anytime. Spacious guest rooms are comfortable yet luxurious. Stay in the romantic Rocky Springs Cottage with a jetted spa tub for two, fireplace and patio. Gather for a five-course breakfast in the formal dining room.

Describe Garden and Grounds

Rocky Springs was once a 35 acre leisure park and later an amusement park. Today, the park lies quiet, boasting a completely restored 1855 gem of a mansion that is Rocky Spring Bed & Breakfast. It graces over 17 acres of former park grounds that are partially wooded with grand old trees, and boarded by the Conestoga River. You may well spot Cardinals, Ducks, Canadian Geese, foxes, racoons, and deer.

Reservation/Cancellation Policies:

Minimum Stay Requirements

Two-night minimum stay over all holidays and weekends April-October. Room released on Wednesdays for a one-night stay on the upcoming weekend.

Children Restrictions

We welcome well behaved children age 12 and over.

Cancellation

Rooms reserved with Visa, MasterCard or Discover. Cancel 14 days prior to check-in date and incur a $35 cancellation fee. Cancellations made after the 14-day cutoff will be charged one night's lodging.

Relaxing Getaway

My boyfriend and I stayed at charming and unique Rocky Springs on the banks of the Conestoga River just outside of the city of Lancaster. It's quiet, secluded, and absolutely gorgeous. A colonial mansion that stands on the grounds of a once-upon-a-time amusement park. There is history and character combined with romance. Ann, our inn keeper, was helpful and a great cook. Dinner in the city of Lancaster is around the corner. We just had the best time and highly recommend this tucked-away gem!

Chelsea

I think this would be a great place for Chelsea Clinton to go on a honeymoon. Very quiet and secluded in farm country. Anne is a great cook and hostess who will take very good care of the new bride and groom.

Romantic little getaway!

Rocky Springs Bed and Breakfast is everything a B&B should be for a romantic getaway. It is a quiet and relaxed atmosphere, but not far from the tourist attractions if you want to go. Very reasonably priced for the area, but spectacular accommodations. You won't be disappointed! I plan on going back someday soon!

WOW!!!!

I would recommend this B&B to everyone looking for a quiet get-away for a day or extended visit. Elaine is a one-of-a-kind hostess. Her thoughtfulness and kindness are outstanding and will make your stay a great experience. The history of this place will hold you spell-bound as Elaine tells you about the happenings that occurred on the site. Incredible, to say the least.

We loved our stay!!!

We stayed at their cottage in October and truly loved the experience! It is so cute and private. I loved having breakfast delivered to our door- and it was delicious! We definitely plan on going back!
